Over the past year, there has been a gradual rise in buy-to-let purchases with a mortgage. Increasing rental yields and easing mortgage rates have improved financing opportunities for landlords; though activity in this sector remains lower compared to historical trends.

Additionally, many landlords continue to make cash purchases, keeping this segment of the market buoyant. However, upcoming stamp duty increases and uncertainty surrounding regulatory changes may dampen future investment activity.
